
Kevin graduated from Stanford and has over 30 years of experience as a commercial real estate developer in Silicon Valley. He handles all aspects of the development process, and has personally completed more than 50 buildings totaling over 2.5 million square feet.
His focus is on retrofitting existing commercial buildings to net zero energy, with carbon neutrality and a strong emphasis on the health and wellness of the interior environment for the occupants. The driver for Kevin is to demonstrate that this way of repurposing existing building stock can be done in a manner that is more profitable for the ownership than the less expensive way of building to meet minimum code. He does this by weaving together cutting edge technology and products with time-tested passive methodologies to maximize what nature gives us for free and to create a fabric of sustainability that is cost effective. Every decision is based on where the vectors of efficiency, cost effectiveness and the experience of the occupants intersect. It is a very thoughtful, holistic approach, which results in assets, which are quantifiably more profitable, and significantly healthier for the occupants than a standard renovation.
Company history
SHARP Development Company, Inc. was founded by Kevin Bates in 1994. It’s ground-up developments have ranged from a 320,000 sq. ft. data center to a 10,000 sq. ft. retail building. It has developed both high and low-rise medical, manufacturing, office, and R&D product types, individual buildings as well as large campuses.
Although SHARP Development has historically built for its own account, it is open to renovating or building sustainable buildings on a joint venture or fee basis.
